Welcome to the show, Jonathan Cohen. Jonathan is the Chief Operating Officer at Triumph Properties. He joins the host Anna Redmond to talk about the different security options available for different types of properties and what steps properties should take to secure their area.

• Each and every property will require different needs for it’s security, but in general you can look at security services almost like a dimmer light switch. You can have them fully on, fully off or you can choose what setting works best for you.
• At a minimum, you should consider having controlled access to the property that you manage. Typical ways of having controlled access are a fence, a key FOB or some kind of remote access to get into the property.
• Residents will often feel a lack of security around mail for the property. It’s common for criminals to create a master key lock and go through mail and take packages.
• Having bright lights in public areas for your property is a good way to make people feel safer. The lighting keeps hidden areas visible and it’s easier to notice others around you as well.
• A common question for tenants to ask a property owner is if the property is safe. You can’t guarantee people’s safety because crime can happen anywhere but you can let the tenants know the steps you are taking to make sure everything is secure.
• Security patrols are only as good as the people who are patrolling them. If you have hired people who cut corners, then the security patrol won’t be as effective as it could be.
• Each property has its own unique idiosyncrasies that security professionals will need to understand. A security audit is helpful for whatever team you hire so they need what areas they need to focus on.
