Join me, Athena Paquette Cormier, as I chat with Carisa Dahl about her journey as an investor.
She will share how she came to discover real estate investing. How after years of negative cash flow her husband decided to take the TUSD Real Estate from A to Z class to sort out their investments but learn about what else is out there.
After her husband took the class they took advantage of the free consultation, real estate investment plan, that I offer. after talking through what they had in equity, the negative cash flow it was apparent that repositioning that equity to get them a lot more income and help them get out of the rat race.
Then as aerospace companies tend to change so did his. and they made the big move to Florida.
She will share her adventures with:
1031 exchanges,
short term rentals (ala Airbnb) managed by her
How she became the bank to a flipper
her experience w floods (not one but 2 ) and a hurricane that devastated on of her assets and how she recovered.
how government control (moratoriums on evictions, limited STRs etc.) and the pandemic had to make her rethink her strategy.
...and finally how she created $4000 per month in passive income in just those 4 years. It was not a straight line but a sinewy line with many choices to make along the way.
Is Carisa born of a real estate family ?
NO! She is the mother of 3 boys about to go to college and holds a Master's Degree in Piano Performance.
