If you plan to sell your house this year, avoid doing these five things at all costs.
If you're looking to sell your home this year, there are certain things you should and shouldn't do to get the most out of your sale. Today, I have five things you should avoid if you want to sell this year:
- Over-improving. It's a common misconception that every dollar spent on improvements will be a dollar in return on the sale price. Many of these projects have a very wide range of return you can expect. Talk to your Realtor for their advice on improvements that you should and shouldn't make.
- Renovating without permits. Make sure you follow any local municipality or government guidelines for permits and inspections when making any improvements that require them. If you don't, it'll come back to haunt you when the time comes to sell.
- Limiting showing hours. Selling your house can be stressful and time-consuming, but do your best to always make your home available. You never know when the next person to come through the door is the future buyer.
- Relying too heavily on open houses. Open houses aren't necessarily wrong, but the vast majority of buyers start their search on the Internet and social media. I encourage you to utilize these sources and work with an agent who utilizes them too.
- Not following your agent's advice. A quality agent has sold hundreds of homes over their career. Remember that they're coming to you from the heart of a teacher and the desire to help you. Listen to their advice.
Renovating without proper permits will come back to bite you when you sell your house.
