Today we have a great show! We will be discussing one of the most important dynamics surrounding the shopping center investment – retail leasing! It’s all about the cash flow. From market studies during due diligence prior to acquisition, reinvestment into existing shopping center assets to create and unlock new value and strategies for keeping operating expenses down. We’re going to discuss trends and changes we’re currently seeing in the space, view on lease guarantees from a landlord’s point of view and the “new vs. old” mindset on use restrictions.
Our guest today is Marc Elias with Regency Centers. Marc currently serves in a Senior Leasing role for Regency. He is responsible for their West and Central Florida shopping center portfolio encompassing over 29 properties. Regency Centers is a real estate investment trust based in Jacksonville, FL and is one of the largest operators of shopping center assets, currently owning 422 properties comprising over 57 million square feet of space. The company owns neighborhood and community shopping centers, primarily grocery anchored product, throughout the country.
